How the Index is built.

Data lands in the box archive nightly (~11 PM ET). Builders snapshot feeds, then derive publishable series.

• Every public figure carries Updated <date> from N records.
• Fail closed: thin samples keep last good value or withhold -- unknown is never zero.
• Sources: public county records (PAPA), listing archives, public marina pages, DBPR qualifier files.
• No live Loops/CoStar calls from this site -- only committed archive snapshots.
